PxP West Midlands unveils new speculative industrial scheme at Bromsgrove Technology Park

Regeneration partnership PxP West Midlands has today held an event to launch Sapphire Court; the first phase of its £9 million speculative industrial development at Bromsgrove Technology Park, Worcestershire.
Cllr Roger Hollingworth, Leader of Bromsgrove District Council, officially opened Sapphire Court, which comprises 13 commercial units specifically targeted at local entrepreneurial companies. At the launch event PxP West Midlands announced that one of the units had already been let to Euro Foods Ltd, with another unit under offer.
Cllr Roger Hollingworth said: “PxP West Midlands has demonstrated tremendous vision to deliver a development of this quality in the current market. It is one of the first speculative developments to be completed in the entire West Midlands since the economic downturn, so I am very proud that the £9 million investment is being ploughed into Bromsgrove.
“Sapphire Court’s 13 high quality commercial units are ideal for growing businesses that have out-grown an incubation centre and need more space to develop their offering and accommodate more staff. This courtyard development supports our strategy for economic development in the district by helping small businesses to flourish and generating many new jobs for local people.”
The first phase of Sapphire Court features a combination of B1, B2 (general industrial) and B8 (storage and distribution) units, totalling 35,550 sq ft. The units have been constructed to a high standard offering self-contained, secure and BREEAM ‘Very Good’ units ranging in size from 1,402 to 5,378 sq ft.
Mark Stapleton, managing director at PxP West Midlands, commented: “It is so rewarding to announce that two of the 13 units at Sapphire Court have already been matched with occupiers in time for the launch event. We are also working with a number of other interested parties and are confident that this development will be a success, as well as meeting the needs of the local market.”

We also have outline planning consent for design and build opportunities of up to 62,450 sq ft and look forward to progressing with these bespoke properties, which will inject further investment into Bromsgrove Technology Park.”
Additional hard standing and roads have been laid around the 6.4 acre site in preparation for the future phases, reinforcing PxP West Midlands’ commitment to the long-term vision for Bromsgrove Technology Park. When completed, the overall scheme will offer 98,000 sq ft of flexible industrial units, all rated to a BREEAM ‘very good’ sustainable standard.
Sapphire Court demonstrates the high calibre of property which PxP West Midlands is focused on delivering. Each property offers a single loading door, separate pedestrian access, designated car parking spaces, toilet facilities, incoming services and intruder alarms. Three of the units have purpose-built offices of a high specification and each unit is designed to allow the installation of a mezzanine floor and additional office content if required. The feature glazing and extended eaves heights stand these newly built units apart as a product that is unparalleled in the area.
Sapphire Court is the largest project undertaken by PxP West Midlands to date. PxP West Midlands is a private-public partnership between developer Langtree and the Homes and Communities Agency. The partnership has worked very closely with Bromsgrove District Council to bring this development forward.
Bromsgrove Technology Park is located in a prime position off the A38 at Isidore Road, Aston Fields, in close proximity to the M42 and M5, providing easy access to the nearby M40 and M6.
